India’s branded residences pipeline reaches 45 projects across 18 cities: NOESIS

India’s branded residences market has moved from a few pioneering launches to a national pipeline. The NOESIS Branded Residences India market map now tracks 45 projects delivered or committed across 18 cities. Only nine are complete. More than 20 further projects sit in early feasibility or brand selection. TBRS 2.0, curated by NOESIS Hotel Advisors, brings the people making those decisions to JW Marriott Mumbai Sahar on October 7-8, 2026.

The stakes are commercial. Branded homes in India command a price premium of roughly 25% to 40% over comparable unbranded stock, on independent industry estimates. That premium is earned or lost in feasibility, brand selection and deal structure, long before the first sale. Delhi NCR and Mumbai account for more than half the map. The rest of the country is thinly covered. That is where the next wave of capital and brand decisions will land.

“Nine delivered projects have shown India what it is capable of, and the next 36 will show the world. Everything that makes a branded residence endure is settled early, in the months before capital is committed,” said Nandivardhan Jain, Curator, The Branded Residences Summit and Founder and CEO, Noesis Hotel Advisors.

Day One will feature the launch of the third edition of the NOESIS Branded Residences Report and works through feasibility, operator screening, the India market read, deal architecture and underwriting, with a keynote on where India’s private wealth is moving and why branded homes are drawing it. Day Two turns to execution: brand partnerships, hotel-led against standalone models, sale-and-leaseback and assured-return structures, pre-launch sales, lifestyle brands and the life of the asset after handover.

Speakers include Zubin Saxena of Hilton South Asia, Suma Venkatesh of IHCL, Gabriel Gn of Banyan Group, Kalpesh Mehta of Tribeca Developers, Daniel von Barloewen of Accor One Living, Jagdish Johal of YOO and Fabio Calorio of Pininfarina. Around 20% of the faculty flies in from Southeast Asia, Australia, the Middle East and Europe.

“We created TBRS because a category this young grows fastest when it learns together. A brand decision takes a few hours in a board meeting and thirty years to live with, and it deserves that much conversation,” added Jain.
